3.Summary of the content originally announced and reported:
The Company has submitted applications for the Urban Renewal Business Plan
and the Rights Transformation Plan for the Global Ring Building Urban Renewal
Project to the competent authority, based on the Company’s equity interest
ratio of 4.0763%.
Prior to the urban renewal, the total appraised market value of the land and
buildings owned by the Company amounted to NT$2,040,933,296. Following the
urban renewal, the total distributable value of the entire Global Ring
Building is NT$110,310,204,430, including the portion of the Company’s
anticipated capital contribution of approximately NT$1,064,000,000.
The Company’s post-renewal allocation shall be determined in accordance with
the aforesaid equity interest ratio, subject to final approval by the
competent government authority.
4.Reason for change and its main content:
Due to adjustments to the development plan, the total distributable value of
the entire Huan-Ya Building after urban renewal has been revised to NTD
108,873,205,960, inclusive of the Company’s anticipated contribution of
approximately NTD 1,056,000,000. While maintaining the originally selected
allocation units, the Company will adjust the price difference amount
accordingly, subject to final approval by the relevant government
authorities.

According to the valuation conducted by Cushman & Wakefield Real Estate
Valuation Firm, the adjusted post–urban renewal total distributable value of
the entire Huan-Ya Building attributable to the Company is the highest,
amounting to NTD 108,873,205,960. Accordingly, the valuation result issued by
Cushman & Wakefield has been adopted as the primary reference for this
project.
The valuation results provided by the other two appraisal firms are as
follows: Great Eastern Real Estate Appraisal Firm appraised the property at
NTD 106,336,828,730, while Top Real Estate Appraisers Joint Firm appraised it
at NTD 103,011,557,864.
